Best April Ever!

The London and St Thomas Association of REALTORS® (LSTAR) announced another record month for residential sales in April, with a total of 1,220 homes sold, an increase of 14.2% over the same period last year. This represents the best results ever for April, since LSTAR began tracking sales data in 1978.

"Since the beginning of the year, every month has achieved record sales. After the first four months, we're about 25 percent ahead in home sales compared to 2016," said LSTAR President. Best March Ever!

The London and St Thomas Association of REALTORS® (LSTAR) announced another record month for residential sales in March, with a total of 1,242 homes sold, an increase of 44% over the same period last year. This represents the best results ever for March since LSTAR began tracking sales data in 1978.

"We continue to experience a very robust marketplace, with some very strong year-to-date sales as well," said Jim Smith, LSTAR 2017 President. "After the first quarter of 2017, year-to-date sales are up by 30.4%, compared to 2016. We've been telling consumers who are thinking about putting their home on the market that current conditions are very encouraging. Best February Ever!

The London and St Thomas Association of REALTORS® (LSTAR) announced residential sales achieved its best February results ever, since LSTAR began tracking sales data in 1978. A total of 763 homes were sold in February, an increase of 17% over the same period last year.

"We experienced another strong month, with year-to-date sales also up by 19.5%" said Jim Smith, LSTAR 2017 President. "Again, we're observing this trend of low supply and high demand, with February having a 9.8% decrease in the number of available listings, compared to this time last year. For those considering of putting their home on the market, the current conditions are very encouraging."

Best January Ever!

The London and St Thomas Association of REALTORS® (LSTAR) announced another milestone for residential sales across the region, with the best January results since LSTAR began tracking sales data in 1978. A total of 574 homes were sold in January, an increase of 26.2% over last January.

"We're off to a tremendous start this year with our best January ever," said Jim Smith, LSTAR 2017 President. "The trend of high demand and low supply continues, with January experiencing a 12.2% decrease in the number of listings compared to the previous year. Those thinking of selling may want to consider maximizing the current market conditions."

2016 - Best Year on Record!

The London and St Thomas Association of REALTORS® (LSTAR) announced 2016 was a historic year for real estate, with residential sales surpassing 10,000 for the first time. In 2016, a total of 10,193 homes were sold, up 8.8% from 2015.

"Overall, it was an incredible year for residential real estate in our region," said LSTAR's 2016 president. "Throughout 2016, we observed high demand with low supply that contributed to a very robust marketplace. Six months of the year saw their best sales since LSTAR has been tracking data, which speaks to why the industry thrived in 2016."

In 2016, a total of 8,260 detached homes were sold, an increase of 9.2% over the previous year, while there were 1,933 condominium sales, up 7.2%

Best November Ever!

722 homes sold in November 2016, 15.3% over last November and the best November since the London and St. Thomas Association of REALTORS® (LSTAR) began keeping track in 1978. “To get to the runner up for best November ever, you have to go back twenty years to 1996, when 673 homes exchanged hands,” says LSTAR’s 2016 President, noting that 2016 continues to break records, scoring the best September, April, June, August, October, and now November – six months in total. Best October Ever!

Continuing with the positive trend, 825 homes sold in October 2016, 18.7% over last October, making last month the best October since the London and St Thomas Association of REALTORS® (LSTAR) began keeping score back in 1978. “The runner up for best October ever was in 2006, when 711 homes exchanged hands,” says LSTAR’s 2016 President. “Not even close!” She notes that 2016 continues to break records, scoring the best September, April, June, August and now October. Best September Ever!

866 homes sold in September 2016 with a break down of 716 detached homes and 150 condos, showing 3.1% over last September and the best September since the London and St. Thomas Association of REALTORS® (LSTAR) began systematically tracking sales back in 1978. "2016 has been a year of breaking records," says LSTAR President. "Not only has this past month been the best September ever, we’ve also had record breaking months of April, June and August.”

Listings were down 15.5% in September, while inventory – as represented by the number of active listings at month end -- was down 31.7%. "Demand remains high and supply low," says LSTAR President."That means that this Fall Market is a great time to list."

Best August Ever!

Just one short of a thousand homes exchanged hands in August 2016, making last month the best August on record for the London and St. Thomas Association of REALTORS®. "This has been an absolutely outstanding year for real estate in our area," says Stacey Evoy, LSTAR President. "We've seen the best April ever, the best June ever and now the best August ever – all in 2016." 804 detached homes sold last month along with 195 condos. Year-to-Date sales are up 9.1%.

Inventory was down 29.4%. "Supply continues tight and demand high," says Evoy. "If you're thinking of listing your home, consider the fall market."

Second Best July Ever!

990 homes exchanged hands in July 2016, making last month the best July ever with the exception of July 2007, which set the all-time record for July with 1,009 sales. “These kinds of numbers, month after month after month, speak to the vibrancy of our current market,” explains Stacey Evoy, President of the London and St. Thomas Association of REALTORS®. 807 detached homes sold last month along with 183 condos. Year-to-Date sales are up 8.2%.

Listings, on the other hand, were down 22.6% this month and Active Listings End of Period – or inventory - was down 28.2%. “It’s no exaggeration to say that supply is extremely tight right now,” says Evoy. “That makes this an incredibly good time to list.”
